What Else You'll Pay & Why
Beyond the monthly management fee, here are the other fees that apply. Each one is tied to a specific service, so you'll never see a charge without a clear reason behind it.
Onboarding Fee
$250 per property
One-time fee per Property Management Agreement (PMA). Covers the initial property walkthrough, portfolio setup in Rentvine, and property setup in Rentvine.
Utility Setup — Optional
$150
If requested, TCP will set up utilities in the company's name for a $150 fee. Otherwise, utilities remain in the owner's name initially, and TCP takes over utility service as needed between tenants.
Professional Photography
$150–$180
One-time fee (photos can be reused for future marketing unless major changes are made to the property). Includes a professional photo package—quantity varies by home size—plus a floor scan for a marketing floor plan layout.
Leasing Fee
50% of first month's rent
Covers showings, prospect communication, applicant screening, lease preparation, and move-in documentation.
Note: Because Rentvine automatically applies the 10% management fee on top, this will appear on the invoice as 40% rather than 50%.
Lease Renewal Fee
$200
Charged when an existing tenant renews their lease. Covers market rent reassessment, lease term negotiation, updated lease preparation, and a renewal property inspection.
Periodic Inspections — Optional
$75 per inspection
Includes a detailed photo report delivered to the owner portal. Catching small issues early typically costs less than addressing deferred maintenance later.
