Pricing

Simple, transparent property management pricing—no surprises

Property Management Pricing

Know exactly what you'll pay before you reach out. Our pricing is built around one straightforward management fee, with every additional fee tied to a specific service—and a clear reason behind it.

Our Core Service

10%

Full Management — % of monthly rent collected

Complete, hands-off management—tenant placement, maintenance coordination, rent collection, lease enforcement, and monthly reporting—so you don't have to.

Everything Covered in Your Management Fee

Your monthly management fee isn't just a percentage—it's access to the full operation. Here's what's included.

  • Live Person — 24/7
  • Online Rent Collection
  • 24/7 Maintenance Coordination
  • Move In & Out Inspections
  • Security Deposit Disposition
  • Rent Market Rate Analysis
  • Vetted Local Contractor Network
  • Invoice Review & Cost Control
  • Monthly Owner Statements
  • Secure Owner Portal Access
  • Year-End 1099 Tax Reporting
  • Lease Enforcement
  • Tenant Communication & Relations
  • Vacancy Management
  • ACH Direct Deposit to Owner
  • Risk Identification

What Else You'll Pay & Why

Beyond the monthly management fee, here are the other fees that apply. Each one is tied to a specific service, so you'll never see a charge without a clear reason behind it.

Onboarding Fee

$250 per property

One-time fee per Property Management Agreement (PMA). Covers the initial property walkthrough, portfolio setup in Rentvine, and property setup in Rentvine.

Utility Setup — Optional

$150

If requested, TCP will set up utilities in the company's name for a $150 fee. Otherwise, utilities remain in the owner's name initially, and TCP takes over utility service as needed between tenants.

Professional Photography

$150–$180

One-time fee (photos can be reused for future marketing unless major changes are made to the property). Includes a professional photo package—quantity varies by home size—plus a floor scan for a marketing floor plan layout.

Leasing Fee

50% of first month's rent

Covers showings, prospect communication, applicant screening, lease preparation, and move-in documentation.

Note: Because Rentvine automatically applies the 10% management fee on top, this will appear on the invoice as 40% rather than 50%.

Lease Renewal Fee

$200

Charged when an existing tenant renews their lease. Covers market rent reassessment, lease term negotiation, updated lease preparation, and a renewal property inspection.

Periodic Inspections — Optional

$75 per inspection

Includes a detailed photo report delivered to the owner portal. Catching small issues early typically costs less than addressing deferred maintenance later.
